Economy/Investment Hungarian Economy Hungary came out of recession in 2013 and by mid-2014 the economy showed some of the best macro-economic indicators in Europe. GDP growth peaked at 3.7% in Q2 2014 (the strongest among the EU 28) and the full year forecast is expected at 3%. Inflation has been at around 0% between January and September and the central bank sharply reduced the main interest rate to 2.1%. In the meantime, the unemployment rate continues to fall and stood at 8% at the end of Q2 2014, while the employment rate peaked at 54.2%. On a year-on-year comparison, the number of employed people has been rising every month since April 2013, driven mainly by public work schemes, but the private sector has also started to contribute to the absorption of the available workforce. On the back of the improving macroeconomic indicators, retail sales are growing at a strong pace. The positive trend echoes the reduction in unemployment and the increase of real wages. The volume of retail sales rose year-on-year by a calendar adjusted 2.5% in July and August, confirming that domestic demand is picking up and could turn into a key engine for GDP growth in the coming year. The government prepared the draft of the 2015 central budget act at the beginning of October, aiming to strengthen domestic demand, launching a large-scale reduction of bureaucracy, keeping the general government deficit at 2.4% of GDP and decreasing state debt to 75.6% of GDP. To reach these goals, various new taxes are planned to be introduced, especially on consumption, while labour taxes are likely to remain low. Special sectorial taxes on banks, telecoms and advertisements will stay in place. Investment Climate The total transaction volume in Hungary for Q3 2014 amounted to some €158 million with €138 million of investment deals. The most notable transactions emerged from the office sector with three recently completed, nearly fully occupied properties acquired. As a result of the successful sales, we recorded a prime office yield compression of 20 bps from 7.50% to 7.30%, putting the benchmark for offices at its lowest level in the past 6 years. Eiffel Palace, the new headquarters of PWC, was purchased by the National Bank of Hungary; the north wing of Vision Towers was sold to Erste’s open ended fund, setting the new benchmark yield; and Skanska’s Green House was acquired by another Hungarian player, Diófa REIM. Erste also purchased another smaller asset, Dexagon office building, in

Buda South, disposed by VBRES. While we have recorded numerous transactions in the retail sector during the first half of the year, activity remained relatively low in this asset class during Q3. We saw only one disposal, Atlanta Center, in Törökbálint by VBRES. As for the industrial sector we should mention the sale of the 100% occupied Viktória Park, which was purchased by Prologis from Invesco. Until Q3, the total year-to-date transaction volume amounted to some €440 million (ca. €368 million of investment deals). This means that the year-to-date volume already shows a 37% growth on full year 2013. Looking ahead, we expect to see additional large ticket office and industrial transactions during the last quarter of 2014, although the financial closing of these transactions might be postponed to early 2015, resulting in a yearly investment volume of some €550 million. A gazdasági növekedés 3,7% volt 2014 második negyedévében (a legerősebb ráta az EU 28 tagországát tekintve) és 2014 egészére 3%-os növekedés prognosztizált. Az infláció január és szeptember között 0% körül volt, a központi bank pedig 2,1%-ra csökkentette a jegybanki alapkamatot. A munkanélküliségi ráta folyamatos csökkenés után 8%-on állt a második negyedévben, míg a foglalkoztatási ráta 54,2%-ra emelkedett. Éves alapon 2013 áprilisa óta folyamatosan emelkedik a foglalkoztatottak száma, elsősorban a közfoglalkoztatás következtében, de a verseny szféra is hozzájárul a munkaerő felszívásához. A javuló makrogazdasági környezet hatására a kiskereskedelmi forgalom is megerősödött, amit a pozitív munkaerőpiaci folyamatok, illetve a reálbérek növekedése is elősegített. A kiskereskedelmi forgalom éves alapon 2,5%-kal nőtt júliusban és augusztusban is, ami jól mutatja, hogy felerősödött a lakossági fogyasztás, ami a gazdasági növekedés motorja lehet 2015-ben. A kormány október elején elkészítette a 2015-ös költségvetési tervezetet, mely elsősorban a lakossági fogyasztás serkentését és a bürokrácia csökkentését tartalmazza. További cél, hogy a GDP arányos deficit 2,4%-ra csökkenjen, míg az

Ipari ingatlanokat tekintve fontos megemlíteni a Viktória Parkot, melyet a ProLogis vásárolt meg az Invesco-tól. Január és szeptember hónapok között a teljes befektetési volumen 440 millió euró volt (368 millió euró jövedelemtermelő ingatlanok értékesítéséből származott). Ez azt jelenti, hogy a 2014 első három negyedévében rögzített volumen már 37%kal magasabb a tavalyi egész éves befektetési volumenhez képest. Between January and September 2014, the volume of new supply in Budapest reached 49,395 m2, which is already 64% higher than the total annual new supply in 2013 (30,100 m2). The size of the speculatively built office stock comprises 2.58 million m2, while the size of the owner occupied stock increased to 637,630 m2 after an office building in the CBD was purchased by an end-user to function as a headquarters. The remarkable improvement of the total market vacancy rate continued further in Q3 2014. The rate declined by 70 bps quarteron-quarter and 170 bps year-on-year, dropping to 16.85%. The improvement was supported by the strong quarterly net absorption of more than 30,000 m2 and the completion of the two new pre-let office buildings. Out of the nine office submarkets, we recorded a declining vacancy rate in almost all of them, with the exception of the Periphery. The highest availability (relative to the stock) is recorded there (33%), while the lowest is in the Buda South submarket (10.2%). The most significant improvement on a quarterly basis was recorded in Buda Central (160 bps) where the rate declined to 14.1%. In terms of the amount of vacant space, the largest pool of immediately available offices is located in the Váci Corridor submarket (158,000 m2).

The year-to-date gross take-up totalled 348,560 m2, which is 43% stronger than the same period of 2013. 53% of it (187,670 m2) was driven by net take-up, which is 5% higher than in the corresponding period of 2013. In total, almost 660 transactions were so far signed in 2014, with an average deal size of 529 m2.This is in line with the typical transaction size of recent years (at around 500 m2). Rents Prime rent stands at €20.0 m2 / month. This level is only achievable in a few, selected prime properties in the CBD for the best office units within the building. Average asking rents did not change significantly on the previous quarter and remained in the range of €11.0-14.0 m2 / month for “A” class offices with generous incentive packages. Forecast Based on our latest forecasts, we expect annual gross take-up to be around 450,000 m2 in 2014. The improvement of the vacancy rate should continue during the last quarter of the year as well, but at a somewhat lesser pace than in previous quarters. Therefore, we do not expect it to go below 16%. The volume of annual completions will reach approximately 68,000 m2, more than twice the level in 2013. Demand During Q3 2014, new openings included H&M Home’s second store and Massimo Dutti’s third Hungarian store in Aréna Plaza, where Zara operates one of its largest Hungarian units after its recent expansion. New tenants include Deichmann, Naracamicie and Amnesia in Allee. Looking ahead we expect Zara Home to open its first Hungarian unit at Fashion Street. The 900 m2 new shop will operate on 3 floors and will open just before Christmas in December. Rents Typical shopping centre rents range between €20 and 65 m2 / month, but we are aware of significantly higher rents in some leading shopping centres, depending on the location and surroundings of the unit. 2014 harmadik negyedévében a budapesti modern raktárpiaci állomány változatlanul 1,84 millió m2 volt, új ipari ingatlannal nem bővült. Az év során eddig egy új csarnokot adtak át, mely a GE Oil&Gas számára készült 11.100 m2-en. Az East Gate Business Park-ban található új raktárat a WING fejlesztette az első negyedév során. A teljes állományon belül a logisztikai parkok mintegy 91%-ot (1,67 millió m2), a városi logisztikai területek pedig 9%-ot (180.140 m2) képviselnek. Az üresedési ráta az év eleji enyhe növekedés után határozottan csökkenni kezdett a második negyedév során, a harmadik negyedévben pedig stagnált és 18,6%-on maradt. Ez éves szinten 4,7 százalékpontos csökkenést jelent és az elmúlt 6 év legalacsonyabb rátája. A részpiacokat tekintve Budapest Dél-en tapasztaltuk a legalacsonyabb üresedési rátát (8,8%), ami azért is érdekes, mert ezen a részpiacon a legnagyobb a modern ipari ingatlanok kínálata. Ezzel szemben továbbra is Északon a legmagasabb az üresedési ráta (33,6%), ami a legkisebb részpiac.

Az integrált logisztikai szolgáltatásokat nyújtó vállalat új piaci belépő az országban és Gyálon hozza létre az első logisztikai bázisát. Január és szeptember között a bérbeadás 258.160 m2 volt, ami 106%-os növekedést mutat 2013 azonos időszakához képest. Ezen belül a nettó bérbeadás 147.160 m2 volt, ami több mint 92% emelkedés az egy évvel ezelőtti volumenhez képest. Az év során az eddigi legnagyobb tranzakciók között említhető a Schenker szerződése a ProLogis Park Budapest-Sziget-ben, a Syncreon bérleménye Gyálon, illetve a Uti szerződéshosszabbítása 20.590 m2-en Szigetszentmiklóson. A szerződések 55%-át a Déli részpiacon kötötték (138.840 m2), míg a legalacsonyabb aktivitást a reptér környékén mértük (6.390 m2). Az idei év első kilenc hónapja során összesen 74 bérleti szerződést kötöttek, melyek átlagos mérete 3.490 m2 volt. Bérleti díjak Az átlagos bérleti díjak 2,8-3,8 euró/m2/hó között mozognak, míg a központi elhelyezkedésű városi logisztikai területek bérleti díjai 4,5-5,0 euró/m2/hó között ingadoznak. Habár a bérbeadók továbbra is flexibilisek, többségük már nem csökkenti ajánlati árait.

A budapesti ipari ingatlan piacon hat olyan logisztikai park van, amelyekben az összes rendelkezésre álló ipari terület 20.000 m2 fölött van, és további hat, ahol 10.000 m2 felett. 2014 során csak a ProLogis kezdett új fejlesztésbe: 7.500 m2-es raktárt építenek Szigetszentmiklóson, mely átadása év végére tehető. Az új raktár teljes egészére előbérleti szerződést kötött a Schenker 2014 második negyedévében.
