Economy/Investment Hungarian Economy Hungary came out of recession in 2013 (positive GDP growth in 2009 and 2010 but recession in 2012) and a final GDP growth of 1% is forecast for 2013. The economic rebound is driven by a combination of government consumption and export growth while household consumption remains the main drag in spite of government policies aimed at stimulating local demand (regulated energy price cuts). Lending from banks remains restrictive and the Funding for Growth program was introduced by the National Bank of Hungary (MNB) to address this issue and make credit available to SMEs. This has certainly eased credit conditions and has created liquidity on the real estate market and largely explains the activity of local investors since the summer. The scheme will be expanded and “fine-tuned” in 2014. The MNB made HUF 750 billion of 0% refinancing available to lenders in the first phase of the scheme in June-September. Investment Climate The last quarter of 2013 was characterised by small-ticket transactions. Although it was the most active quarter in terms of the number of transactions, the total volume of deals merely reached €38 million, out of which investment deals amounted to less than €7 million, the lowest quarterly volume in 2013. In the countryside four retail properties (Spars and vacant Interfruct units) were sold, while a larger industrial warehouse was also purchased by an end-user in Székesfehérvár. The most notable transactions in Budapest included the sale of Antana Business Park (38,000 m2) and Margit Ház office building in Central Buda. On top of those, numerous distressed assets, mainly vacant office properties, were purchased by end-users and a smaller, high street retail solus unit was also transacted.
The total transaction volume amounted to some €320 million in 2013 showing a significant, 23% improvement on 2012. Out of this total, investment transactions represented a volume of some €240 million. The main deals of the year were the trading of the landmark Roosevelt 7/8 Office Building between 2 clients of the German Fund Manager, GLL Partners, the Hungarian share of the pan-European Prologis/Norges joint venture deal and the Hungarian share of the pan-CEE Endurance Fund take over by CPI. Next to those large deals with an international appeal, the local market has also been active with a significant number of smaller deals (in the €1-5 million range), owner occupier activity for retail premises (ex-Match and Profi units) and logistic / industrial warehouses (Nokia, TDK, TP Vision) throughout the country. The largest office transaction in 2013 was the disposal by the Accession Fund of the 29,000 m2 Roosevelt 7/8, the prime Budapest CBD building. There was no public statement for this deal but we are estimating the volume at €95 million with a yield close to 7.5%. The last retail and logistic units in the ownership of the retailers Match and Profi were also transacted with Hungarian investors and local retailers and investors in the first part of the year. While the traditional Austrian and German investors on the Hungarian market remain on the side line, still not convinced by government policies, we are witnessing increasing interest from new capital. Private equity groups raising money globally and core equity investors looking for prime deals, are attracted by the window of opportunity offered by appealing yield levels and/or low capital values and improving macroeconomic indicators. Kínálat 2013 negyedik negyedévében nem adtak át új kiskereskedelmi egységet Budapesten, így a bevásárlóközpont állomány változatlan maradt. A fővárosban jelenleg 25 modern bevásárlóközpont található összesen 771.500 m2-en, míg az ezer lakosra vetített bevásárlóközpont állomány 443 m2. Ezen felül a tulajdonosoktól kapott legfrissebb adataink alapján a strip mall-ok és outlet-ek állománya további 196.000 m2-t tesz ki a főváros agglomerációjában. Jelenleg a vidéki bevásárlóközpont állomány 541.000 m2 33 kiskereskedelmi egységgel, illetve további 479.910 m2-en találhatóak strip mall-ok és outlet-ek. 2013 év elején a budapesti bevásárlóközpontok állománya 20.000 m2-el bővült miután az ECE átadta az Árkád második fázisát. Ez volt az egyetlen új átadás 2013 során és jelenleg nincs egyéb fejlesztés alatt álló ingatlan. Az Árkád első fázisának felújítási munkálatai szeptember során befejeződtek, melynek keretén belül felújították a közlekedő folyosókat, a mosdókat illetve a világítási és tűzvédelmi

Other than this, there are nine parks with a total available industrial space of above 20,000 m2 and six others with available space above 10,000 m2. Demand The active occupier market witnessed in Q3, strengthened further and total demand reached 124,705 m2. This was the highest quarterly volume in 2013 and in fact equalled the total sum of takeup recorded between January and September. What is even more noteworthy is the composition of demand. These figures clearly reflect the substantial fall back of development activity, as well as the lack of demand, especially in terms of new requirements and tenders.

Kereslet A harmadik negyedév során tapasztalt erősödő bérlői aktivitás az év végére tovább emelkedett és 124.705 m2-t ért el. Ez a volumen gyakorlatilag megegyezett a január és szeptember között rögzített

jelentős bérleti tranzakciót kötöttek a korábbi Spar raktárban egy logisztikai céggel összesen 14.210 m2-en. A GE Olaj és Gáz számára az East-Gate Business Park-ban egy 11.000 m2-es built-tosuit épület fejlesztésére kötöttek megállapodást. Nagyobb raktárak üresedtek meg október és december között (például az Agrogate Business Park-ban illetve a ProLogis Park Budapest Gyál-ban), ugyanakkor nőtt a bérbeadottsága a Spar korábbi raktárának illetve a Rozália Park-nak is. A részpiacokat vizsgálva azt tapasztaltuk, hogy szinte mindenhol csökkent az üresedés az M7-M5 és M0-M3 autópályák környékétől eltekintve. A városi raktárak kihasználtsága javult a legjobban, ami elsősorban a Spar raktárban történt jelentős bérbeadásnak köszönhető.
Az üresedési ráta javulásával a bérleti díjakon egyre kisebb a nyomás. Az átlagos bérleti díjak 2,8-3,8 euró/m2/hó között mozognak, míg a központi elhelyezkedésű városi logisztikai területek bérleti díjai 4,5-5,0 euró/m2/hó között ingadoznak. Habár a bérbeadók továbbra is flexibilisek, többségük már nem csökkenti ajánlati árait. Előrejelzés Mivel nincsenek spekulatív fejlesztések, így az üresedési ráta további csökkenésére számítunk 2014 során is. A bérlői aktivitás fellendülhet és a bérleti díjak stabilizálódni fognak.

Hotel Market
Supply As at January 2014, Budapest had approximately 174 hotels with about 18,300 hotel rooms. The majority of hotels are concentrated in the 3- and 4-star segment, accounting for approximately 80% of all graded hotel bed stock in the city. During 2011 and 2012, hotel supply has been growing strongly in the upscale segment with an additional eight 4-star hotels and two 5-star hotels entering the market during this period. Notable openings included the 5-star, 102-bedroom Buddha-Bar Hotel Budapest Klotild Palace which opened in June 2012. Other openings included the 138 room 4-star Park Inn by Radisson in the northern part of Budapest and the 80 room 4-star Hotel Nemzeti Budapest, part of the MGallery Collection situated in the city centre. Both hotels opened in December 2012. The long-delayed opening of the 5-star Rácz Hotel remains uncertain at the time of writing and there are no other hotels expected to open in Budapest in the short to medium term. Pricing 2013 saw occupancy levels reach 65.8%, the highest level since the global financial crisis of 2008/9,whilst market wide average room rates decreased by a marginal 0.3% to €64.80, 21.0% below 2008 rates. RevPAR growth for 2013 was a steady 2.5%. After a prolonged period of negative growth in Budapest since the global financial crisis, 2013 is the third consecutive year of RevPAR

Following Hungary’s accession to the EU in May 2004 and the privatisation of the airline industry, international tourist demand has soared between 2004 and 2012 with arrivals and bed nights growing by compound annual average growth (CAAG) rates of 3.6% and 2.6% respectively. In 2012, bed nights grew by 12.4% year on year to a new peak of 7.4 million. Tourism demand was encouraged by a weak Forint which resulted in higher levels of foreign visitation from neighbouring countries. 2013 tourism statistics were unavailable at the time of writing.

Investment The hotel investment market in Hungary remains relatively illiquid, with only a small number of transactions taking place in recent years. The market continues to be less appealing to risk-averse buyers, who have increasingly sought more reliable returns in other areas of western Europe. The additional tier of risk has been reflected in our December 2013 Hotel Investor Sentiment Survey where Budapest posted internal rate of return and yield expectations of 14.8% and 7.5% respectively, significantly above the European average. Nonetheless, some hotel transactions were witnessed such as the sale of the Four Seasons Hotel Gresham Palace in 2011 for a rumoured €60 million and the sale of Le Méridien Budapest in May 2012 for approximately €55 million. Performance Budapest is by far the most popular tourist destination in Hungary and has a very strong appeal to foreign travellers, keen to explore the historic buildings, museums, concert halls and numerous spas. It has a rich and diverse cultural history and an extensive range of World Heritage Sites, such as the Buda Castle Quarter and the banks of the Danube, that continue to draw in large numbers of international leisure tourists. Inbound tourism therefore plays a critical role in the city’s tourism industry and 88% of total bed nights in 2012 were of international origin.

Hotel piac Piaci teljesítmény Számos nemzetközi kapcsolatának köszönhetően turisztikai szempontból Budapest az ország legnépszerűbb városa. A város turizmusában nagy szerep jut a szabadidejüket töltő turistáknak (a szállodai éjszakák számának 88%-át teszik ki) és az üzletei célból érkező vendégeknek is. A turistákat leginkább Budapest gazdag kulturális hagyatéka és a termálfürdők széles kínálata vonzza. A turizmus forgalma jelentősen javult 2004 és 2012 között miután Magyarország 2004 májusában csatlakozott az Európai Unióhoz illetve privatizálták a légiközlekedést. A vendégszám évi átlagos növekedése 3,6% volt, míg a vendégéjszakák száma 2,6%-kal nőtt. 2012-ben a vendégéjszakák száma 12,4%-kal emelkedett éves szinten és 7,4 millióra nőtt. A turizmus növekedését elsősorban a gyenge forint segítette elő, aminek hatására a szomszédos országokból sok napi látogató érkezett az országba. A 2013-as turizmust érintő statisztikák elemzésünk készítésének időpontjában még nem álltak rendelkezésre.

Árak 2013-ban a szállodák telítettsége 65,8%-os volt, ami a legmagasabb szint a 2008/2009-es globális válság óta. Az átlagos szobaárak marginálisan, 0,3%-kal 64,8 euróra csökkentek, ami 21%-kal alacsonyabb, mint 2008-ban. Az egy szobára eső bevétel már három éve folyamatosan emelkedik és 2013-ban 2,5%-kal erősödött. A rendkívül erős piaci verseny illetve a gyenge vállalati turizmus következtében a szobaárak növelése igen nehéz. Befektetési piac A magyarországi hotel befektetési piac viszonylag illikvid, kevés tranzakció történt az elmúlt évek során. A piac kevésbé vonzó a kockázatkerülő befektetők számára, akik elsősorban a megbízható forgalommal bíró, fejlett, nyugat-európai piacokra koncentrálnak. A Magyarországgal kapcsolatos magas kockázatokat a legújabb Hotel Investor Sentiment Survey elemzésünk (2013. december) is mutatta, mely alapján a belső megtérülési ráta 14,8%-on míg a hozam elvárások 7,5%-on állnak Budapesten, ami jelentősen magasabb az európai átlagnál. Ennek ellenére történtek szálloda értékesítések: 2011-ben a Four Seasons Hotel Gresham Palace Budapest-et értékesítették 60 millió euró értékben, míg a Le Méridien Budapest-et 2012 májusában 55 millió euró értékben.

A szállodák többsége a 3 és 4 csillagos kategóriába sorolható, ez a teljes budapesti hotelkínálat 80%-át teszi ki. 2011 és 2012 során jelentősen megnövekedett a felső kategóriás szállodák kínálata, mivel ezalatt az időszak alatt nyolc 4 csillagos és két 5 csillagos szállodát is átadtak.
