BAB V KESIMPULAN DAN SARAN
5.1. Kesimpulan
Berdasarkan hasil analisis yang telah dibahas pada bab sebelumnya maka didapatkan beberapa kesimpulan bahwa faktor lokasi mempunyai pengaruh yang positif terhadap motivasi para investor untuk memutuskan pembelian residensial properti di Yogyakarta. Faktor keuangan juga mempunyai pengaruh yang positif terhadap motivasi para investor untuk memutuskan pembelian residensial properti di Yogyakarta. Faktor fitur-fitur yang ada pada rumah mempunyai pengaruh yang positif terhadap motivasi para investor untuk memutuskan pembelian residensial properti di Yogyakarta dan yang terakhir faktor lingkungan sekitar mempunyai pengaruh yang positif terhadap motivasi para investor untuk memutuskan pembelian residensial properti di Yogyakarta
5.2Implikasi Teoritis Ada berbagai temuan dalam penelitian ini yang memberikan dukungan secara empiris terhadap teori-teori yang telah disampaikan dalam bab II, antara lain sebagai berikut:

1. Hasil penelitian ini membuktikan bahwa faktor lokasi memberikan pengaruh positif terhadap motivasi investor pada keputusan pembelian properti. Hal ini selaras dengan yang disampaikan Daly et al. (2003), dimana Daly menyatakan bahwa lokasi memiliki dampak besar pada preferensi pembeli untuk membeli properti hunian di Australia, Inggris dan Irlandia. 2. Hasil penelitian ini membuktikan bahwa faktor lingkungan sekitar memberikan pengaruh positif terhadap motivasi investor pada keputusan pembelian properti. Hal ini selaras dengan studi yang dilakukan oleh Chapman dan Lombard (2006) dan Tan (2011a) menyatakan bahwa lingkungan, seperti kebersihan, polusi dan kejahatan merupakan faktor penting sebelum memutuskan pembelian properti. 3. Hasil penelitian ini membuktikan bahwa faktor fitur-fitur yang ada pada rumah memberikan pengaruh positif terhadap motivasi investor pada keputusan pembelian properti. Hal ini selaras dengan apa yang dikatakan oleh Hurtubial et al., 2010 yaitu jumlah kamar atau kamar mandi di rumah adalah fitur yang mempengaruhi konsumen membuat keputusan pembelian rumah. 4. Hasil penelitian ini membuktikan bahwa faktor keuangan memberikan pengaruh positif terhadap motivasi investor pada keputusan pembelian properti. Hal ini selaras dengan apa yang dikatakan oleh Reed & Mills, 2006 bahwa para investor menyebutkan faktor keuangan menyumbang

hampir 30 persen dari keputusan bagi mereka saat membeli rumah.
5.3Implikasi Manajerial Penelitian ini diharapkan dapat memberikan berbagai manfaat bagi pihak- pihak yang terkait, antara lain: 1. Bagi perusahaan yang bergerak di bidang pengembangan kawasan perumahan : - Hasil penelitian ini dapat digunakan sebagai bahan pertimbangan dalam memutuskan pilihan lokasi, pilihan lingkungan sekitar, pilihan fitur yang disediakan pada rumah, dan pilihan pembiayaan yang disediakan bagi konsumen dalam bisnis properti yang mereka dikembangkan. - Identifikasi mengenai berbagai faktor yang perlu diperhatikan dalam bisnis propertiyang dapat digunakan sebagai acuan untuk perbaikan serta peningkatan kinerja perusahaan dikemudian hari.
2. Bagi perusahaan properti sejenis (pengembang apartemen dan rumah susun )dapat digunakan sebagai pembanding, sehingga dapat diketahui berbagai kelebihan serta kekurangan diri agar dapat dilakukan perbaikan dan pengembangan usaha.

Tentunya dengan memperhatikan beberapa faktor yang menjadi perhatian investor dalam melakukan pembelian properti akan mempermudah para pengembang untuk memasarkan produk-produk properti yang mereka miliki. Tapi bila dalam mengembangkan bisnis ini para pengembang tidak memperhatikan keinginan para investor pada detail setiap properti yang dikembangkan, besar kemungkinan para investor akan lari meninggalkan para pengembang yang tidak mengakomodasi faktor-faktor penting dalam properti. 5.4 Implikasi Masyarakat Bagi para investor yang hendak berinvestasi pada bidang properti sebaiknya secara detail memperhatikan keempat faktor yang ada dalam penelitian ini, dikarenakan bila mereka mendapatkan properti dengan lokasi yang baik, lingkungan sekitar yang baik, fitur rumah yang baik, pembiayaan yang baik maka akan menambah nilai investasi mereka sehingga nilai yang didapatkan dari investasi properti tersebut akan jauh lebih baik. 5.5 Saran Untuk Penelitian Selanjutnya Bagi peneliti selanjutnya disarankan agar penelitian dikembangkan dengan cara meneliti variabel lain yang diduga mempengaruhi motivasi para investor pada keputusan pembelian residensial properti di Yogyakarta dengan analisis yang lebih mendalam (in-depth). Variabel lain tersebut diantaranya adalah desain, view& ventilasi, feng shui, sarana dan prasarana, atribut arsitektur, aksesibilitas dan transportasi umum, pengalaman investasi masa lalu, kelengkapan investasi, dan reputasi pengembang.
