Visited locations • 10 locations, size: 70-260 residents • Many buildings from 60ies and 70ies, renovated in 90ies; • Renovation necessary again; • Previous renovations mostly focussed on interior, installations and glass; • Building envelope has hardly been improved (except glass) -> very poor insulation values; • A few locations were newly built in last 10 years;

Lessons: Heating installations

• Also in new buildings the heating installation is rather conventional (central gas boiler with high temp. heating); • Floor heating not common practice (1x) • One building with CHP; • Heat and cold storage in underground aquivers is gaining acceptance (but not present in Save Age building set); • Hot water supply is always with central boiler; • Poor insulation of heating/ hot tap water pipes; • Legionella is often a problem; • Most buildings do not have cooling equipment.

Lamps • lights in corridors are generally CFL/FL type, no LED • In common rooms CFL • In resident rooms bulbs and/or CFL (disappearance of CFL’s from resisdent rooms is viewed as problem) Control • Switching is usually by central switch per room • In corridors lower levels during night • motion detection common in bath rooms • in common rooms lights are often burning throughout the day • daylight or motion detection is not used in common rooms General • light levels in corridors often rather low • no overall lighting plan
Financial and management bottlenecks

• About 50% of buildings is self-owned, others rented from real estate company; • Split incentive is recurring problem; • Energy bill is not reviewed; • Also in self-owned buildings energy budget separate from investment budgets; • Investments in building improvement are often postponed because of uncertainty about future of building; • Some buildings are rather old (60ies) -> improvements are costly
Zorg voor Duurzaamheid • Duurzaamheid > energie efficiëntie • Bredere toetsing van duurzaamheid gebouwen is nuttig en mogelijk; • Beter binnenklimaat kan schelen in ziekteverzuim; • 1 januari 2012: evaluatie materiaalprestatie in Bouwbesluit (MPG) • GPR Gebouw is één van de instrumenten om deze analyse te maken
