Bumi Serpong Damai (BSDE, BUY) : Kinerja laba yang kuat di 1H17. Media Nusantara Citra (MNCN, not rated): Laba bersih turun 23% YoY menjadi IDR775b di 1H17. BPS: Inflasi bulan July mencapai 0.22% MoM.
Market Review
IHSG ditutup ditutup melemah tipis -0.6% kemarin. Pelemahan IHSG ditengah sentimen jual saham sektor rokok, seperti : HMSP, dan GGRM, demikian saham big caps lainnya,seperti : BMRI, ASII, BBNI. UNVR, PGAS. Meski demikian pelemahan IHSG dapat ditolerir oleh menguatnya saham TLKM, BBCA, CPIN, UNTR. Demikian, saham sektor batu bara, seperti : ADRO, ITMG, setelah harga batu bara Newcastle menyentuh level USD90 per ton (level tertingginya sejak November 2016). Dari sentimen ‐0.6% makro, kemarin diumumkan inflasi bulan July yang masih ramah, mencapai 0.22% MoM dan 3.88% YoY, masih in line dengan ekspektasi consensus economist sebelumnya, mencapai 0.19% MoM, dan 3.92% YoY. Rahmahnya inflasi diharapkan kondisi rendahnya suku bunga masihdapat terjaga. Economist Maybank-KE memperkirakan inflasi akhir tahun mencapai 4.28% YoY. Dari Mata uang Rupiah juga stabil diperdagangkan di level IDR13,300-an, atau ditutup di IDR13,324/USD kemarin.
Dari bursa regional dibuka rata-rata positif, ditengah bursa Wall Street yang ditutup positif semalam, rata-rata +0.3% semalam. Indeks Dow Jones yang kemarin menguat, menghantarkan ke record Top 5 saham berdasarkan volume tertingginya di 22,000, dipicu okeonomi makro ekonomi US yang masih solid. Seperti diumumkan data manufacturing US bulan July yang masih dalam level ekspansif, di level 56.3, in line dengan ekspetasi Harga Volume Ticker Akhir Chg % (juta saham) consensus analyst di 56.4. Pelaku pasar juga fokus terhadap data makro ekonomi US lainnya di pekan ini, yaitu data pertambahan angka pekerjaan (nomfarm, private, and manufacture) payroll bulan BEKS 50 0 ● 1,656 July yang diperkriakan mencapai 180k, 180k, dan 5k pekerjaan.

level USD50 per barrel, mencapai USD49,16 per barrel kemarin. Melemahnya minyak mentah dipicu diumumkannya data cadangan 0 ● 443 minyak mentah oleh American Petroleum Institute (API) yang diluar dugaan naik 1.78juta barrel. ‐6.7 ▼ 311 Pelaku pasar khawatir data tersebut akan sama dengan data cadangan minyak oleh Departemen Energy US yang akan diumumkan pada hari Rabu ini. Sebelumnya Consensus analyst minyak ‐0.6 ▼ 258 memperkirkaan cadangan minyak mentah US akan berlanjut turun ke level 5 minggu terendahnya, atau turun 3.3juta barrel.

Berdasarkan riset report Bumi Serpong Damai (BSDE), Aurellia Setiabudi mempertahankan rekomendasi BUY dengan TP tetap di IDR2,500 per saham. TP berdasarkan discount 30% terhadap RNAV, mewakili 1.8x P/BV 2018F, atau sama dengan rata-ratanya dalam 5 tahun terakhirnya. Aurellia mengomentari kinerja laba BSDE di 1H17. Laba bersh tumbuh 145% YoY menjadi IDR2,010miliar, atau diatas perkiraan Maybank KE (73% dari target), dan juga consensus analyst estimasi (83% dari target). Kuatnya laba bersih di 1H17, didukung oleh tingginya pendapatan baik dari segmen perumahan, maupun penjualan lahan. Penjualan dari segmen perumahan naik 58% YoY menjadi IDR1,600miliar, dan juga penjualan lahan senilai IDR683miliar ke perusahaan JV yang bekerjasama dengan Mitsubhisi. Sementara net margin juga meningkat, seiring dengan turunnya beban bunga, serta keuntungan dari investasi di 1H17. Seiring diatas ekspektasinya laba bersih BSDE di 1H!7, Aurellia juga menaikkan estimasi laba bersih per saham (EPS) di FY17-FY19 sebesar 9%, 11%, dan 13%. Aurelia masih yakin bahwa BSDE mampu mencapai target marketing sales di FY17 sebesar IDR7,225miliar (naik 16% YoY). Hal tersebut akan ditopang dari produk-produk segmen perumahan, dan juga penjualan lahan ke pihak ketiga di semester II 2017. BSDE masih tetap fokus menjual produk untuk segmen kelas menengah, dengan harga pada kisaran di IDR1-2miliar. Aurellia melihat penjualan rumah di 2Q17 tumbuh 18% YoY, dan 51% QoQ karena membaiknya sentiment beli. Marketing sales di 1H17 mencapai IDR2,591miliar (1% YoY), mewakili 35% dari target BSDE di akhir tahun.

Berdasarkan press release dari Media Nusantara Citra (MNCN). Perusahaan melaporkan kinerja laba bersih turun 23% YoY menjadi IDR775miliar di 1H17. Hal tersebut lebih dipicu pos non cash, yaitu turunnya keuntungan kurs menjadi IDR22miliar di 1H17 vs. 167miliar di 1H16. Diluar dari pos non-cash, MNCN masih mencatat laba bersih tumbuh 10% YoY menjadi IDR1,102miliar. -2-

Dari sisi pendapatan, MNCN mencatat pendapatan IDR3,625miliar, tumbuh 2% YoY, dan 25% QoQ. Diluar dari pendapatan EURO cup di 1H16, pendapatan MNCN di 1H17, tumbuh 6% YoY. EBITDA mencapai IDR1.47t (tumbuh 4% YOY), dengan EBITDA margin naik tipis menjadi 41% vs. 40% di 1H16. MNCN masih menjadi pemimpin di industry, dengan 40.1% audience share pada acara prime time di 1H17. Di bulan Juni, RCTI, MNCTV, dan Global TV mencatat audience share pada acara prime time, mencapai 42%.

BPS melaporkan inflasi pada bulan July 2017 mencapai 0.22% MoM, dan tingkat inflasi tahun ke tahun mencapai 3.88% YoY. Tingkat inflasi tahun kalender (January-July) 2017 sebesar 2.6% YoY. Tingkat inflasi inti pada bulan July mencapai 0.26% MoM, 3.05% YoY. Sedangkan tingkat inflasi inti tahun kalender (January-July) 2017 mencapai 1.86% YoY. Inflasi terjadi pada kelompok bahan makanan 0.21%, kelompok makanan jadi, minuman, rokok, dan tembakau 0.57%, kelompok perumahan, air,listrik, gas dan bahan bakar 0.06%, kelompok sandang 0.06%, kelompok kesehatan 0.15%, kelompok pendidikan, rekreasi, dan olah raga 0.62%. Kenaikan haga pada bulan July terjadi pada: Ikan segar, tariff angkutan udara, telur ayam ras, tomat, bawang merah, kacang panjang, nasi dengan lauk, kopi manis, uang sekola, tarif bimbingan belajar. Sementara komoditas yang mengalami penurunan, seperti: bawang putih, tariff angkutan antar kota, daging ayam ras, beras, cabai merah, emas perhiasan, dan tariff kereta api.
