Stock: All offices larger than 500 m2 lettable floor space used as such and available on the market for occupation. Only office space in use or available on the market is taken into account.
Transactie/opname: Elke transactie waarbij een huurder meer dan 500 m² vvo opneemt. Alle huur- en kooptransacties worden meegenomen.
Transaction/Take-up: Every transaction where an office tenant takes up 500 m² or more lettable office space. All letting transactions and purchase transactions are recorded.
Aanbod: De hoeveelheid bestaande kantoorruimte vanaf 500 m² vvo die direct beschikbaar is of binnen zes maanden beschikbaar komt. Nieuwbouw en te renoveren kantoorruimte welke speculatief in aanbouw is wordt eveneens meegenomen. Leegstandspercentage: Leegstaande kantoorruimte (d.w.z. aanbod) uitgedrukt als percentage van de totale voorraad. Huurprijs: De huurprijzen in deze publicatie hebben betrekking op m² vvo per jaar. Incentives, servicekosten en BTW worden niet meegenomen. De gewogen gemiddelde huurprijs is gebaseerd op de voorgaande vier kwartalen. Bestaande kantoorruimte: Kantoorruimte meer dan 5 jaar oud of aan een eerdere gebruiker verhuurd. Nieuwbouw: Kantoorruimte niet ouder dan 5 jaar. Grondacquisities en acquisitie van vastgoed voor herontwikkeling worden niet meegenomen. Aanvangsrendement: Gebaseerd op (geheel) verhuurde hoogwaardige kwaliteit gebouwen (incl. transactie- of andere kosten) op goede locaties en voor minimaal 10 jaar verhuurd aan één of meer gezonde bedrijven. Netto aanvangsrendement = netto opbrengsten / bruto aanschafwaarde. Bruto aanvangsrendement = bruto opbrengsten / bruto aanschafwaarde. Office clock • Deze klok geeft weer waar Jones Lang LaSalle verwacht dat de voornaamste kantorenmarkten zich bevinden binnen hun individuele huurcyclus aan het einde van elk kwartaal. • De verschillende markten kunnen zich in een verschillend tempo en in verschillende directies bewegen. • Het diagram is een vergelijkingsmethode om de relatieve positie van verschillende kantorenmarkten te vergelijken. • De positie op de klok is niet noodzakelijk representatief voor de investerings- of ontwikkelingsmarkt. • De positie heeft betrekking op de tophuren.
Supply: The amount of existing office space of more than 500 m², which has been completed and which is available to the market directly or within a six-month period. Offices, which need renovation before they can be used and speculative developments are also included. Vacancy Rate: Vacant space available to let (i.e. the supply) expressed as percentage of the total office stock. Rents: The rents quoted in these reports refer to m² lettable floor area per annum. Incentives, service charges and VAT charges are not taken into account. The weighted average rent is based on the previous four quarters. Second-Hand Office Space: Office space more than five years old or previously occupied. New Construction: Office space no more than five years old. Older buildings which have undergone fundamental renovation (interior and exterior) are also considered to be new construction. Transactions/investment deals: Every acquisition of commercial property over € 250,000 whereby the buyer is not the user of the building concerned. Land acquisitions or property acquired for redevelopment are not included. Yield: Based on (fully-let) high-quality new buildings (inclusive of transfer costs and other costs) in good locations let for at least ten years to one or more sound businesses. Net initial yield = net income / gross value.
